Small Farms, Uneven Countryside and a river to be enjoyed.
El Chajá Farm, around 2000 hectares in Exaltación de la Cruz district.
By José Luis Cleri (La Nación 13/12/2003) Countries
The project with large stretches of land preserve a spirit of tradition, located 70 kilometers away from Buenos Aires city offers big lots. One of these proposals is called El Chajá, which unites three former big ranches. Totaling almost 2000 hectares in Exaltación de la Cruz district, it is close to Capilla del Señor, Zarate and San Antonio de Areco.
This small farms project started in 1998 and is presently run by a Trust. Martin Moure of Reynolds Real Estate managing company said: " This is an ideal choice for those willing to escape from the stress and weekly hassle of the city. Moreover at El Chajá there is no room for common activities like a Club House, sporting facilities and lounges for social events. Settling in the countryside people can enjoy from natural life, riding across the recent opened path to the Areco River".
Next April 2004, after paperwork procedures are over, property titles will be obtainable. Lots are around 1,5 to 10 hectares. Due to the wide area available, large lots could be laid out, said Moure.
There are more than 150 lots and only 40 are currently available. This is one of the major enclosed projects of the country. At present, the value per square meter is around U$S 1 and U$S 1.40, and the lots range from U$S 25.000 to U$S 100.000, depending on the size and location. Monthly expenses are 120 pesos.
The urban development lies over an uneven countryside perimeter offering fabulous views.
The horizon can be seen from Eugenio Lynch's property." Actually it is a fine place to live. I live here permanently and enjoy quietness, the countryside and the peacefulness of El Chajá".
Regarding utilities, it has power supply, telephone services (mainly cellular phones are used), and safety. The gas is provided in carafes and paths are covered with small stones.
A Bit of History
El Chajá is the union of three former ranches used for raising cattle and crop production.
The ranches were named La Vidalita, San José and Santa María del Campo. Regarding housing architectural design, there is a defined style, which needs to have a certain countryside touch, but there is one that stands out which is Alejandro Ferrero's, who lives up the main building of the former Santa Maria del Campo ranch. The main characteristic is that it is designed on a railway warehouse. But the owner tells about the true story: "In the early 1900's the warehouse was brought from Birmingham (England), and was set up in Retiro train station in Buenos Aires city, as a railway warehouse. Around 1950 it was dissembled and carried to the ranch. When El Chajá was founded, together with my wife we decided to buy a lot and as the warehouse and other constructions were already set up, we recycled it. Architect Ramon Llorente transformed it in a great two-storey house with seven suites, playroom, office, large living room, gallery and other rooms.
"Current owner's profile is mixed, and this is positive because there are people of all ages. The good thing is that they have 500 hectares of common space, mainly to go for a ride, take a stroll and get to the Areco River, where people can fish, row among other activities", stated Moure.
