El Chajá acreage gated community was initially developed in 1998 and includes
160 plus acreages of between 4.5 and 25 acre each. This 4100 acre project
provides over 1200 acres of common area and 1.7 miles of land on the Areco river,
a key contributor to the River Plate. Key features also include 24 hour security,

Brief History
“El Chajá” is close to 90 km in direct line from downtown Buenos Aires, and approximately 110km via highway and rural routes. It extends over two different districts Zárate and Exaltación de la Cruz, the latter more commonly known as Capilla del Señor.
El Chajá” is developed on rolling hills, with a stream flowing on its southern side and over 1.7 miles of frontage on to the Areco River where one can enjoy kayaking, boating and fishing. The river banks, including its beautiful trees, are an excellent excursion destination without leaving the premises. Precisely, the Areco river, generates a space between routes 8 and 9, where there’s no traffic and, thus, creating an isolation that contributes very much to a sense of being in the middle of the country side.
There are different size farms that vary between 4.5 and 25 acres each, with an average farm size of 19 acres, making “El Chajá” the gated community with the largest acreages in Argentina. The key idea was to reproduce an “estancia” life style for those lovers of the country side as opposed to a Country Club, but with added advantages such as security personnel, private roads, electricity, garbage collection, etc.Approximately 500 hectares of land leading to the Areco river have been set aside for common use by all owners. Today there are close to 400 head of cattle on this land which contribute towards the reduction of condominium fees making the land use a win-win situation.There are approximately 25 km of wide rough roads and a bridge over a stream running through “El Chajá” and over 20 large culverts allowing for proper water drainage. The original fencing was removed and a 7 line wire thread fencing was installed at the front of each farm, leaving enough room for a traditional “estancia” gate.Over 15000 trees have been planted and distributed over the 150 plus acreages. The old electricity line was replaced by a new three phase one with posts in most farms. There is a pier which acts as cattle/horse and machinery loader which is avaliable to all owners.
